Bill Knapp: Iowa Visionary, Community Champion, and Philanthropic Icon

DES MOINES, Iowa — William C. “Bill” Knapp, founder of Knapp Properties and one of the most influential builders of the Des Moines community, has passed away at the age of 99. A self-made entrepreneur, visionary developer, and extraordinary philanthropist, Bill leaves behind a legacy that helped shape the future of Iowa and elevated the civic life of generations.
From humble beginnings on a southern Iowa farm and service in the United States Navy during World War II, Bill returned home with a deep appreciation for hard work, integrity, and the importance of helping those in need. Those values guided him throughout his life, from building Iowa Realty into the state’s premier real estate company, to founding Knapp Properties in 1992, to leading transformative projects that changed the skyline and spirit of Des Moines.
Bill’s impact on downtown Des Moines is visible on nearly every block. His work included Capital Square, The Plaza, the historic Hotel Savery renovation, Elsie Mason Manor, and numerous reinvestments surrounding Drake University. He was also instrumental in establishing the early downtown skywalk system that connected key destinations and supported the enduring vitality of the city. These transformative efforts strengthened the heart of Des Moines and set the stage for new waves of growth that continue today.
Beyond downtown, Bill played a major role in shaping some of the region’s most significant developments. His leadership helped bring forward the Tournament Club of Iowa golf course in Polk City, the Napa Valley residential development in Waukee, the Country Club Estates and West Lakes developments, key pieces of the Wells Fargo and Galleria expansions in West Des Moines, and the long-term Raccoon River area project that will guide the future of West Des Moines for decades.
Bill’s generosity remains unmatched. Across his lifetime he contributed tens of millions of dollars to organizations throughout Iowa. His belief that people have a responsibility to lift others will remain one of his most enduring gifts.
His philanthropic legacy includes the Knapp Center at Drake University, the Iowa State Fairgrounds, the Iowa Veterans Cemetery, the Honor Flight for World War II veterans, major support for emergency and trauma care at UnityPoint Health, and ongoing commitments to hunger relief through Meals from the Heartland. His contributions touched education, the arts, housing, health care, agriculture, veterans, and countless community organizations.
Bill’s leadership earned him Iowa’s highest citizen honor, The Iowa Award, as well as the Variety Humanitarian Award, the Distinguished Iowa Citizen Award, the Robert D. and Billie Ray Pillar of Character Award, and induction into the Iowa Business Hall of Fame. Yet despite the accolades, he remained grounded, grateful, and focused on giving back.
A once in a generation leader, Bill often said that his greatest satisfaction came not from the projects he brought to life, but from the lives he was able to improve. That legacy of service, generosity, and unwavering civic pride will inspire our company and our community for generations.
Knapp Properties extends its deepest condolences to Susan Knapp, his wife and partner of more than 25 years, and to his daughter Ginny and her family, and to the family of his late son Roger, and to his entire extended family.
